My “13 Point Action Promise” for Sellers

  1. Market Analysis: I will provide you with a comparative market analysis to enable you to correctly evaluate your condo, townhouse, or house with me. We will arrive at a realistic asking price together
  2. Property Search: I will obtain from the Land Title's Office a property search. This is to ensure that any easements, liens, right-of-ways, etc., are disclosed to the new Buyer(s). Full disclosure of these charges is mandatory in this day and age.
  3. Data Sheet: I will prepare the pertinent information about your condo, townhouse, or house regarding age, lot size, property taxes, square footage, room sizes, etc. for entry on the Multiple Listing Service (MLS) and Internet.
  4. Multiple Listing Service: I will ensure that your property will be on the MLS within a few days from when the listing was taken. Buyers and REALTORS® throughout the world will immediately be aware that your condo, townhouse, or house is available to purchase.
  5. Signs: A company sign with my name on it will be immediately placed on your property. A "For Sale" sign is a definite asset in attracting prospective buyers and many properties that sell, are a direct result of this form of advertising.
  6. Photographs: I will take photographs of your condo, townhouse, or house within a few days. They will be used in creating the listing "highlight sheet" that I will be preparing, for advertising, virtual tours and the web.
  7. Highlight Sheet: I will prepare a customized feature sheet on your home, which provides MLS information plus an array of additional data such as age of roof, hot water tank, eaves, etc. All improvements such as double-glazed windows, new kitchen, new baths, etc., will be mentioned here. The highlight sheets are used as brochures on your condo, townhouse, or house and are distributed to Buyers at "open houses" and "showings."
  8. Internet (www.REALTOR.ca): I will ensure that your property appears almost immediately on the Internet. Any enquiries from this source will be directed to me.
  9. REALTORS''® Open House: A real estate agent viewing day will be scheduled at your convenience. This is an excellent opportunity to provide your home with early, excellent exposure to REALTORS® that are working with a Buyer.
  10. Open Houses: If desired, I will hold regular open houses to give the public the opportunity to view your condo, townhouse, or house and property.
  11. Showings: Salespeople from all real estate companies including mine will want to show your home. I will ensure that all appointments are arranged through me and that you will have the name of the sales representative, and an arrival time.
  12. Follow Up: I will follow up on showings to establish interest and to elicit any feedback from the showing REALTOR®.
  13. Communication: I will contact you on a regular basis to keep you fully informed on what is transpiring in my sales efforts. I will record who showed your condo, townhouse, or house when, and any pertinent buyer or REALTOR® comments. I am available to you 24 hours a day.

Traditional Marketing

As soon as you list your home with me, I will enter your home in the Multiple Listing Service (MLS) database. Other agents can immediately access your property information by computer. Plus, your property will be included in any printed MLS books. I also regularly publish in magazines and newspapers in the area and send out direct mail pieces to potential buyers.

Pricing Your Home

When you think about it, there are several other homes for sale competing with your home. I will help you price your home competitively to attract qualified buyers. The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area.
